August Real Estate was founded by Richard Gaherty in January 2020 following 25 years of market experience as a Partner in an established Central London firm. Richard’s successes are achieved through strong negotiations and, by understanding the market dynamics, he has set many market precedents.

Launched August Real Estate.

Assignments include:

Instructed by a private Overseas Investor to act as Asset Manager on a landmark 90k sq ft West End tower building.

Appointed to act on a Consultancy basis providing lease advisory services for a Pension Fund’s industrial estate with 5 instructions totalling 110k sq ft.

Instructed by a tech-company to advise on the rent review of their 18k sq ft premises.

Appointed to act on the asset management for an SE1 estate owner.  Subsequently appointed by owner to asset manage further property portfolio.

Instructed by public body client on a significant estate of West End office property holdings.  Implemented strategy to regear leases for scheme totalling 150k+ sq ft providing future block date redevelopment opportunity.

Agreed lease engineering regear of 86k sq ft office lease in Paddington with removal of breaks, lease extension and rent increase to headline level achieving £15m+ capital value gain.
